Frequently Asked Questions

How do I start investing in property?

The first step is understanding your financial position, investment goals and preferred timeframe. From there, highRETURNS can help you explore suitable opportunities and develop a clear property strategy.

Do you work with first-time investors?

Yes. We help first-time investors understand the process, assess opportunities and make informed decisions with confidence.

How do I know which investment property is right for me?

The right property depends on your budget, goals, risk profile and preferred investment strategy. We consider factors including location, demand, rental potential, property condition and opportunities for future growth.

How do you assess an investment property?

We review the property’s location, comparable market data, expected income, ongoing costs, condition, tenant demand and longer-term potential.

Can highRETURNS help me find investment properties?

Yes. We can assist with researching opportunities and identifying properties that align with your investment objectives.

What costs should I allow for when purchasing?

In addition to the purchase price, investors may need to budget for stamp duty, conveyancing, inspections, finance costs, insurance, maintenance and property management fees.

Do I need finance pre-approval before searching?

Pre-approval helps establish your purchasing budget and can allow you to act more confidently when the right opportunity becomes available.

How much deposit will I need?

Deposit requirements vary depending on the property, lender and your financial circumstances. A licensed finance professional can assess your position and explain the available options.

Can I use equity to purchase another property?

Depending on your circumstances, available equity may be used to support another property purchase. Your lender or finance adviser can confirm your borrowing capacity and suitable loan structure.

Can highRETURNS assist with property finance?

We can help you understand the finance process and, where appropriate, connect you with suitably licensed finance professionals.

Should I speak with my accountant before investing?

Yes. We recommend obtaining independent accounting, taxation, financial and legal advice before making an investment decision.

Can highRETURNS manage my investment property?

Yes. Our property management services are designed to protect your asset, support your tenants and improve the overall ownership experience.

How do you determine the appropriate rent?

We consider comparable rental properties, current demand, location, condition and the property’s features before recommending a rental price.

How do you select tenants?

Applications are assessed using identification, rental history, references, income information and other appropriate screening processes.

How are maintenance requests handled?

Maintenance requests are reviewed promptly, and qualified tradespeople are coordinated where required. Owners are kept informed and approval is obtained in accordance with the management agreement.

How often will I receive reports?

Owners receive regular financial statements, inspection reports and important updates about their property and tenancy.

Can you manage my property if I live interstate or overseas?

Yes. We can coordinate the day-to-day management of your property and keep you informed through regular communication and reporting.

How can I improve my property’s rental return?

Improvements may include maintenance, presentation upgrades, updated fixtures or changes to how the property is marketed and managed.

Can you identify why my property is underperforming?

Yes. We can review factors such as rent, vacancy, maintenance costs, presentation, management processes and local market conditions.

Should I renovate my investment property?

Renovating may improve rental appeal and long-term value, but every project should be assessed carefully against its cost and expected benefit.

Can highRETURNS coordinate capital improvements?

We can help assess potential improvements and coordinate suitable professionals where required, subject to the agreed scope of service.

How do you measure property performance?

Performance may be reviewed using rental income, vacancy, operating expenses, maintenance requirements and broader investment objectives.

How We Manage Conflicts of Interest

Building & Renovation Services

customOZ Services is a licensed building company associated with our Principal.

If an investment property requires building, renovation, maintenance or repair work, highRETURNS may introduce customOZ Services as one available option. Before any engagement, we will disclose the relationship and encourage clients to obtain independent quotes or consider alternative contractors.

The client is under no obligation to engage customOZ Services, and the final decision always remains with the client.

Investment Properties and Accommodation

Berrima Retreat, Governor Bowen Properties, Governor Properties and other properties associated with our Principal may occasionally be relevant to an investment opportunity, accommodation requirement or property service being considered by a client.

Where an associated property may be suitable, highRETURNS will clearly disclose the relationship. Clients remain free to consider competing properties, conduct their own enquiries and obtain independent property, financial, legal and taxation advice before making a decision.

Finance and Professional Referrals

From time to time, highRETURNS may introduce clients to finance professionals, accountants, solicitors, conveyancers, tradespeople, property managers or other service providers.

Where a commercial, referral or ownership relationship exists, we will disclose it where appropriate. Clients are under no obligation to use a professional recommended by highRETURNS and may select their own advisers and service providers.

Property Services and Referrals

highRETURNS may introduce clients to businesses that are owned by, associated with or have a commercial relationship with our Principal.

Where this occurs, we will disclose the relevant relationship. Any introduction is provided for the client’s convenience and should not be treated as a guarantee of performance or suitability. Clients are encouraged to compare providers, obtain independent quotes and complete their own enquiries.

Our Commitment

Our reputation is built on trust, transparency and long-term relationships. Every recommendation we make is guided by one principle:

To act honestly, fairly and transparently while supporting our clients in making informed and independent decisions.

Where a conflict of interest exists or may reasonably be perceived to exist, we will disclose it, explain how it is being managed and ensure the client remains free to choose an alternative property, supplier, adviser or service provider.

Absolutely. Any introduction or recommendation made by highRETURNS is provided for your convenience only. You are under no obligation to engage an associated business, contractor, tradesperson, finance professional, property manager or other service provider.

We encourage you to conduct your own enquiries, compare available options and obtain independent quotes and professional advice where appropriate. The final decision always remains yours.
